The Goods Shed / Victoria
< Back to Portfolioepc.Pacific identified and constructed a compelling vision to re-develop and transform the former railway shed built in 1889 known as The Goods Shed. Located on Collins Street Docklands, throughout the early stages of the regeneration of Batman’s Hill, this unloved building, with its shunted structure resultant from an historic rail crash, was known as a “problem asset” and little interest was shown by the market.
At that time, The Goods Shed was proposed to be a retail market yet funding and engagement for the vision was and had not progressed. epc.Pacific reimagined its highest and best use and were the development founders and drivers that created a new Melbourne heritage icon. Delivering modern open office accommodation in a style well ahead of the ensuing workplace trends, the Goods Shed North remains an iconic symbol of modern rejuvenation and transformation. The redevelopment transformed the property to become a fully functioning, environmentally accredited, character building incorporating 5,900sqm of PCA A-grade office and retail accommodation.
Goods Shed North was Victoria’s first heritage listed building to achieve a 5 Star Green Star Office Design v2, 6 Star Green Star Office Interiors v1.1 rating and 5 Star Green Star Office As Built v2 rating and 4.5 Star NABERS Energy rating.
epc.Pacific were the originating development partner, driving the development and project marketing prior to selling our interest in early 2008, prior to the GFC.
