Vision
Hampton Quarter is a landmark precinct located between Hampton Beach and one of Melbourne’s most iconic bayside villages, Hampton Village. Hampton Quarter is inspired by the Bayside seascape and the active and energetic lifestyle the residents enjoy.  Each building is boutique in scale, providing a mix of residential accommodation that has brought together a mix of occupants, creating a new type of coastal community. The mix of residential apartments, a new expansive plaza, retail promenade, rooftop gardens and lap pool overlooking the bay, has undoubtedly delivered residents an idyllic bayside lifestyle, that cannot be replicated.

Design
Designed by the award-winning ARM and JAM Architects, the four boutique and sculpted buildings pay homage to Hampton Quarter’s stunning natural surrounds. The individual buildings respond to the local environment, drawing inspiration from the ancient rock formations and the ever moving palette of golden sand shores. A connection to nature extends throughout every aspect of the Carr designed interiors. Each residence is a beautiful sanctuary, moments from the beach. The sandy shores of the immediate coastline inspire a palette of muted tones, light washed timbers and warm coloured stone. With Rush Wright designed rooftop gardens, all residents have been provided access to the breathtaking views of the bay, city and surrounding suburbs. These spaces provide the perfect environment to enjoy spectacular sunsets allowing residents to welcome friends and family to entertain, relax and recreate, epitomising the essence of coastal outdoor living.

Project Overview
epc.Pacific was awarded the Development Rights by VicTrack and Homes Victoria to create an exemplar urban regeneration project. Our vision was to transform underutilised land and create an entire new precinct, unlocking and injecting vibrancy and community benefit in an exceptional location. From the outset, Hampton Quarter proved to be a significantly complex project. Whilst, we approached the site with confidence and a deep understanding of local and investor demand, we understood a bold vision takes time, capital and patience to achieve a successful urban regeneration outcome.

Over a number of years, epc.Pacific led and carried the design, planning and evolution of the project through extensive community and stakeholder consultation process’ to achieve a formal Development Approval in 2018. Once planning, design and key community benefit undertakings were locked down, epc.Pacific entered into a strategic partnership with Pace Development Group in December 2019.  In line with epc.Pacific’s partnership philosophy, the partnership would see an enhancement in value and outcomes of the broader project.

epc.Pacific and Pace collaborated to overcome Melbourne’s lockdowns in 2020 to successfully market and sell the project with delivery and settlement completed on programme in March 2024.

Over the span of the project, the team successfully coordinated approvals from stakeholders including; Bayside City Council, VicTrack, Homes Victoria, Department of Transport and Planning (DTP), Metro Trains Melbourne, Bicycle Victoria, Bus Operator (Ventura), Office of Victorian Government Architect and the Hampton Neighbourhood and Traders Associations.

The project delivered a significant net community benefit through; an expansion of the commuter car parking, a new station forecourt and streetscape. A significant investment was put towards upgrading the Hampton Station including; secure bicycle parking facility, a new bus interchange and depth of housing diversity and affordability with the aim of creating a genuine community connection for all residents.
