Port Adelaide State Government Office (SA)

21-25 Nile Street in Port Adelaide is a new six level building located in the commercial and civic heart of the Port Adelaide Waterfront Precinct.

The project has become the catalyst for the urban regeneration of this historic regional centre, by relocating 500 Government employees to the Port. The building delivers 6,000sqm of PCA A-Grade office accommodation, 380sqm of retail services together with 150 car spaces.

In keeping with epc.Pacific’s previous track record, the project exceeded the Green Star and Sustainable Design requirements beyond contractual obligations. The project was contracted to achieve 5 Star Green Star and 5 Star NABERS energy and water ratings, but through the strategic alignment of stakeholder requirements and upfront capital investment, the building is on-track to achieve a 6 Star Green Star Design and As-Built Rating.

epc.Pacific developed the new class leading workspace after being selected by the South Australian Government following a public market process. The $50 million project was constructed by Hansen Yuncken and completed in May 2018. epc.Pacific engaged Hansen Yuncken in the initial design stages and worked closely with them and a team of consultants, led by Walter Brooke Architects, throughout the project.

By maintaining transparent communications between all stakeholders and ensuring an aligned platform of operation whilst also operating with a simple pragmatic approach to the task at hand, the entire team enjoyed the benefits of a development partnership that delivered market leading outcomes via a uniquely engaging and successful development approach and process.
